Living in Brandon, Florida

Located just 11 miles east of Tampa, Brandon is a growing community of 115,000 people. Located near both Interstate 4 and Interstate 75, Brandon is a popular suburb of Tampa given the quick commute into the city and other destinations in West Central Florida.

Brandon was founded in 1857 when a settler from Mississippi purchased 200 acres of land and named it after himself. In 1890, the Florida Central and Peninsular Railroad built a line through the area, helping Brandon grow into the thriving community it is today. While it remained a small community through the first part of the 20th century, it boomed post-WWII as more residents moved to the area. By the 1980s, the construction of Interstate 75 led to a period of growth in Brandon, which continues to this day.

Brandon is perhaps best known for being the birthplace of restaurant chain Beef O’Brady’s. Today, it is a popular place to live given its proximity to Tampa and its lower cost of living. The median sale price for a house in Brandon is $336,370. A variety of housing is available for sale in Brandon, including single-family homes, townhouses, and condos.

Although it is just 35 square miles in size, there is a lot to do in Brandon. The city hosts the annual Hillsborough County Fair. It is also home to the Florida Academy for the Performing Arts, Emmaus Baptist College, and Hillsborough Community College.  Residents enjoy shopping at the Brandon Exchange mall and going out to eat at its many restaurants - including Beef O’Brady’s. Outdoor enthusiasts can visit Alafia River State Park, All Persons Rotary Park, Paul Sanders Park, Parsons Park, or Bertha and Tony Saladino Park.

Brandon is also close enough to Tampa that it is easy to enjoy all that the city has to offer. Depending on your interests, you might visit one of Tampa’s world-class museums, take in a Lightning, Devil Rays, or Buccaneers Game, or spend some time at Zoo Tampa. There are lots of shopping options and restaurants to choose from in Tampa - plus nightlife if you’re interested in having a few drinks in a hotspot like Ybor City. Beaches along Hillsborough Bay, Old Tampa Bay, and the Gulf Coast of Florida are all a relatively short drive.

Brandon is located within the Hillsborough County School District. Public elementary schools include Limona Elementary, Schmidt Elementary, Seffner Elementary, Colson Elementary, and Brooker Elementary Schools. For middle school, students can attend Burns, Mann, McLane, or Giunta Middle Schools before moving on to Bloomingdale High School or Brandon High School. There are multiple private schools as well, including Brandon Academy, Bell Shoals Academy,  and Nativity Catholic School.

Why Buy a New Construction Home in Brandon?

Brandon is a well-established community that experienced several waves of growth in the 1960s and 1980s. There are many beautiful older homes available for sale in the community - but also plenty of new construction houses as well.

Everyone has their personal preferences when it comes to the type of house they want. Older houses can be incredibly charming - but may require more work, updates, and maintenance.

With a new house, you won’t have to save up for a kitchen renovation or pay to replace a deck that has seen better days. It will have all the modern features you want - and won’t require any construction or DIY projects. If you build a house, you can choose the features you want, like an open-concept kitchen or a primary bedroom with a large attached bathroom.

New houses also mean less maintenance. When everything from the HVAC system to the windows and roof is brand new, you won’t have to worry about repairing or replacing them for years to come. While you may spend more upfront on a new house, you will save money on maintenance during the first 5 to 10 years.

In West Central Florida, new houses also offer the benefit of being built to be more hurricane-resistant. While tropical storms and hurricanes can still damage your house, new homes typically are built with materials to help your house “weather the storm” better. You can also add upgrades like impact-resistant windows and doors for further protection.

Many new construction communities have a lot of great amenities that you simply won’t find elsewhere. For example, you could build a master-planned community with a community pool, clubhouse, walking paths, and playgrounds. Community amenities can also save you money since you won’t have to install or maintain your own pool. It also helps you to build relationships with your neighbors.

Opting for a new-construction home also means you can customize your house. Depending on whether you build a semi-custom or full-custom house, this could mean picking out your floor plan or designing your entire house from scratch. You can also choose features and finishes like appliances, tile, paint colors, and more.

Buying a new house means you can move into a house that is exactly what you want - and won’t require you to spend time and money on renovations. If you want to build your own house in Brandon, Florida, Eaton Realty is here to help. With a background in both construction and real estate, we can guide you through the process.

How Our Brandon, FL Realtors Can Help

Looking for a house can be both exciting and overwhelming. This is particularly true for anyone building a house, as most people don’t have experience navigating the negotiation, purchase, and construction stages. Our award-winning Brandon real estate agents will advise you through each step of the process.

We use a three-step approach to the home-buying process - whether you are buying an older home or a new construction house. The steps include:

  1. Pre-approval: before you start your home search, you should know what your budget is so that you can stick to it. An established budget is particularly important with new construction, as it can be all too easy to add upgrades that push you past your price range. Getting pre-approved for a mortgage can help you understand what is a reasonable price based on your finances. We can suggest a bank to request pre-approval for a mortgage or construction loan. You can also use our mortgage calculator to estimate your monthly mortgage payment.
  2. Search: once your pre-approval is complete, you can take some time to make a list of what you want (and need) in a house - such as the number of bedrooms and bathrooms, first-floor living, a particular school district, and more. We will use your criteria and budget to find houses for you to tour. This phase may include looking at model homes in a planned community.
  3. Close: for any real estate transaction - including new construction - the last step in the process is the closing. This is where each party signs a lot of paperwork to officially transfer the title. Before getting to closing, we will need to complete other tasks - like scheduling a pre-closing inspection. Our team will help you negotiate a great deal on a new construction home in Brandon. We can also offer referrals to professionals (like home inspectors) who provide necessary services for real estate purchases.
