Rent Day is now Rewards Day. With Piñata’s Resident Rewards program, you’ll earn gift cards and substantial savings just for signing up. Pay rent on time to earn Piñata Points, redeemable for discounts and virtual gift cards in the Piñata Marketplace via the mobile app or their website.

Every month, we report your rent payment to all three major credit bureaus: Experian, TransUnion, and Equifax. This ensures that no matter where someone checks your score, they’ll get a score with your rent payments included. The boost people see from this varies, but typically renters see a 20-40 point increase in the first year of reporting!

Every tenant listed on the lease who is 18+ will be enrolled in Aura, which uses IBM’s Watson AI to proactively keep your data safe, and alert you if there are any data breaches or suspicious activity. You’ll also get $1 million in coverage in the event of lost funds due to identity theft.

Life can be unpredictable. If a rent payment is late, our one-time Fee Forgiveness will cover the cost of one late fee OR one NSF fee (not both) during your lease term.

Simplify your move-in and move-out process with our digital inspection reports. These reports document the condition of your home, protecting your security deposit and ensuring a smooth transition.

Sometimes plans change. Our Tenant Exchange Program is designed to help you navigate those changes smoothly. If you need to move out before your lease ends, your Property Manager will work with you to find a new tenant to take over your lease*. Once a qualified replacement is secured and moves in, you’re free from your lease obligations, making it easier to adapt to life’s unexpected turns.

We want to give 100% of your security deposit back! We offer a complimentary on-site review prior to move-out to answer any questions you may have about cleaning or repairs so that you can make corrections before your lease expires.

Many companies charge separately for a Verification of Rent process to be completed for future landlords. We’ll complete one standard verification form at no charge.

RENTERS INSURANCE: PROTECTING AGAINST THE UNEXPECTED

Renters insurance is a crucial layer of protection for you and your belongings, but how you choose to be covered is entirely up to you. At Eaton Realty, we offer an easy, all-inclusive insurance option as part of our Resident Benefits Package for those who prefer a hassle-free experience. However, if you already have coverage or wish to select your own provider, you have the flexibilityto do so as long as your policy meets our coverage requirements. The choice is yours—whether you opt in for convenience or bring your own policy, we’ve got you covered.

OPT-IN FOR CONVENIENCE

For an additional monthly fee, you can opt into our renters insurance program, which offers robust coverage without the hassle of shopping around. Our program includes:

  • $100,000 in Personal Liability Coverage: Protects you if someone is injured on your property or if you accidentally cause damage to the rental property.
  • $100,000 in Property Damage Coverage: Covers accidental damage you might cause to the property, giving you peace of mind during your tenancy.
  • $25,000 in Dog Bite Coverage: If you have a registered pet, this coverage protects you from liability in case of an incident involving your dog.
  • $10,000 Contents Coverage: Safeguard your personal belongings, such as furniture, electronics, and clothing, against theft, fire, and other covered perils.

The cost for this coverage is $11.95 per month, starting from the effective date of your lease. Coverage will continue throughout your lease term.

If you already have a preferred insurance provider, or if you want to shop around for coverage, that's an option! Here’s how you can meet our insurance requirements with your own policy:

  • Find a policy from an A-rated insurance carrier.
  • At least $100,000 in property damage and personal liability coverage.
  • Add Eaton Realty as an Additional Insured
  • Your insurance provider will send proof of coverage to the address below and, once received, we will end future charges and remove coverage from your lease.

  • If your insurance company allows for an email address, add [email protected] for faster processing.

If you will be bringing your own policy, confirm with your application processor that it meets all of our requirements. If your coverage lapses at any time, you will be automatically enrolled in our program and charged a $50 reinstatement fee.
