A Guide to Tampa Neighborhoods
Tampa is a wonderfully diverse community of nearly 400,000 people. It is filled with many vibrant neighborhoods, each offering its own charm. If you are looking to buy a home in Tampa, our neighborhood guide is a great place to start. We’ll explain what you need to know about some of the most popular neighborhoods so that you can make an informed decision about where to buy.
Historic Hyde Park
The Hyde Park neighborhood is anchored by the Bayshore Boulevard Greenway. It runs alongside the Hillsborough Bay to downtown Tampa, offering a wide sidewalk and green space along the water. The Bayshore Linear Park Trail is the world’s longest linear park at 6 miles.
Historic Hyde Park is known for being one of the most affluent neighborhoods in Tampa, with stately mansions, upscale homes, and condo buildings. It is home to Hyde Park Village, which offers farmer’s markets, boutiques, restaurants, and art fairs. It is also a short distance from South Howard Avenue (SoHo), the entertainment district. If you want to live in the heart of the city in a well-established neighborhood, Historic Hyde Park might be the place for you.
Palma Ceia
Located near Historic Hyde Park, Palma Ceia is a charming neighborhood filled with restaurants, green spaces, art galleries, and bricked streets. It is also home to the Palma Ceia Golf and Country Club for those who are into golf.
Palma Ceia is both quaint and bustling. It is home to a diverse array of residents, including families, retirees, and young professionals.
Port Tampa
Close to MacDill Air Force Base, Port Tampa is located on the western edge of the Interbay Peninsula. It includes a great mix of older homes and new construction. There is plenty to do in Port Tampa, particularly when getting outside at one of its many parks, such as Picnic Island Park.
Both downtown Tampa and St. Petersburg are an easy commute away from Port Tampa using the Leroy Selmon Crosstown Expressway. Being so close to MacDill Air Force Base, it is also easy for military members and contractors to get to the base.
Ybor City
Ybor City was historically the area where workers made cigars in factories. Over the years, it has been reinvented into a bustling nightlife center and a hub for artists. There are also quieter blocks where residents live in the shotgun-style homes that once housed the Cuban, Spanish, and Italian immigrants who worked in the cigar factories.
Because of its proximity to bars and clubs, Ybor City is more popular with students and young professionals. That being said, it has much to offer anyone looking for a more affordable, diverse community.
The Channel District
Located east of downtown Tampa, the Channel District was previously best known for the warehouses that served the Port of Tampa. Today, it is a stylish neighborhood full of converted lofts, high-rise condo buildings, and luxury apartments. You can enjoy drinks and dinner at the Sparkman Wharf or walk to Amalie Arena, home to the Tampa Bay Lightning.
Living in the Channel District isn’t for everyone—it has a more urban feel and less green space than other parts of Tampa. However, if you work downtown or love nightlife, it might be a great choice for you.
Tampa Heights
In recent years, Tampa Heights has undergone a resurgence. It has a mix of family-friendly houses, many of which are fixer-uppers perfect for first-time homebuyers. New construction has also sprung up around the neighborhood. Once a warehouse for the Tampa Electric Company streetcars, Armature Works houses a high-end food court, boutiques, and event and co-working spaces.
Tampa Heights also has a number of great art galleries, restaurants, and other things to do and see. With its more affordable home prices and proximity to downtown, it is an excellent choice for families and young professionals alike.
Downtown Tampa
In the not-too-distant past, the downtown area of Tampa - like many cities - became a ghost town after dark. Revitalization projects have helped to refocus the area on the gorgeous Hillsborough River. There are many things to do along and on the river, including paddleboarding, kayaking, water taxis, and checking out the restaurants, museums, and parks along the Tampa Riverwalk.
The housing in downtown Tampa largely consists of condos and apartments. It is a great place to live for young professionals, retired people, and anyone who wants to enjoy all that the city has to offer. Best of all, you won’t have a commute if you work downtown!
Davis Islands
If living on the water is your preference, then Davis Islands might be an option—depending on your budget. Davis Islands consists of two man-made islands with about 3,000 houses. There are no traffic lights on Davis Islands, giving it a true small-town feel right in Tampa.
There are plenty of paved paths here, which makes it ideal for running, biking, working, or walking to the Marjorie Park Yacht Basin. A great “Main Street” area offers shops and restaurants. There is lots to love about Davis Islands, but housing is expensive here—an average of $1.4 million for a single-family home.
Harbour Island
Harbour Island is a neighboring island to Davis Islands. The island was originally named Seddon Island after W. L.Seddon (the engineer who oversaw construction on the island). Harbour Island offers a secluded and quiet atmosphere within Tampa. Most of the island is comprised of single-family homes, condos, apartments, and row houses.
Small shops are located mostly on the Northwest side of the island. You can enjoy coffee shops, sushi, and a waterfront grille. Cafe Dufrain is the local hotspot - offering fresh seafood and seasonal cuisine.
West Tampa
West Tampa is one of the oldest neighborhoods within the city limits of Tampa. It was originally an expansion to support the city’s growing cigar industry in 1892. The neighborhood remains true to its roots with a vibrant Cuban-American community. Many shops and restaurants in the neighborhood have been family-owned Cuban-American families for generations.
Riverside Heights
Riverside Heights is located along the Hillsborough River Northwest of Downtown. The historic neighborhood features tree-lined streets and charming bungalows.
The neighborhood is almost entirely residential, with few businesses located within the neighborhood boundaries. There are restaurants and breweries nearby, and the neighborhood also offers three different parks for recreation: Duran Park, Plymouth Park, and Freedom Park.
Seminole Heights
Like Tampa Heights, Seminole Heights has undergone a revitalization. This historic neighborhood has become popular in recent years. With its gorgeous Craftsman-style homes, art galleries, and restaurants, it is a beautiful, thriving neighborhood.
Seminole Heights has an artsy vibe, which makes it attractive to younger homebuyers. Its homes are more affordable than many neighborhoods in Tampa, and the commute to downtown is just 15 minutes.
Ballast Point
Ballast Point is located on Hillsborough Bay and is one of South Tampa’s most coveted neighborhoods. The neighborhood was once a famous Civil War battle location with the Battle of Ballast Point in 1863. Fort Brooke no longer stands, but the area still has military ties with the neighborhood being just north of MacDill Air Force Base.
Much of the Ballast Point neighborhood is canopied by mature oak trees covered in Spanish moss to create a beautiful green landscape. Ballast Point Park is one of the highlights of the neighborhood with 6.4 acres of recreational space. The park includes a splash pad, playground, picnic tables, and a 600-foot pier perfect for watching the sunrise.
