Lennar Homes: Everything You Need To Know About Living In Lennar Communities
If you’re looking to buy a house, you may be interested in something newer and in a community with plenty of amenities. While building a custom home might not be within your budget, you may still be able to afford a lot of great features (and amenities) by buying into a development or planned community. In Florida, Lennar Homes is one of the most popular builders of these types of communities.
Based in Miami, Lennar is one of the most prominent home builders in the United States. They are famous for their “everything’s included” motto, which means that many features that usually cost more when building a house - such as smart home technology and energy-efficient appliances - are part of the package with Lennar. These communities often have a lot of great amenities, like green spaces, community pools, walking paths, and more.
From our offices in Lithia, Eaton Realty helps buyers find a great home that meets their needs and budget. We understand that big building companies like Lennar aren’t for everyone - but these communities have much to offer for the right buyer. What Is Lennar?
Lennar Corporation - commonly referred to as Lennar - is a home construction company based in Miami, Florida. Based on the number of homes sold, it is the second-largest home construction company in the United States. It operates in numerous states throughout the United States, including its home state of Florida.
Lennar is a production builder. Its motto is “Everything’s included,” which means that certain features - like appliances - are covered in the cost of your contract. While you can pick certain items, like flooring, backsplash, and window coverings, there are generally very few upgrade options.
Lennar builds communities rather than individual houses on lots. It also offers master-planned communities, a collection of neighborhoods big enough to form their own town. These communities often have their own retail district and various amenities, such as pools and golf courses.
As a home buyer, you can purchase a completed home in a Lennar community. You can choose a lot within a Lennar community and then pick some options and upgrades during the building process. When you live in a Lennar community, you will have access to all its amenities.
Lennar offers several types of homes, from single-family detached homes to villas, condominiums, carriage houses, and townhouses. They also build homes designed for older residents or people with disabilities, such as patio homes with first-floor living.
What Is It Like to Live in a Lennar Community?
When Lennar says, “everything’s included,” they mean it. Many features that would otherwise be upgrades on a new construction home come standard in a Lennar house. Every Lennar home comes with specific features at no extra charge, such as:
- Ring Video Doorbell Pro
- Ring Alarm System
- Honeywell Home T6 Pro Z-Wave (smart thermostat)
- Moen Eco-Performance faucets
- Energy Star appliances
- LED light bulbs
- Energy-efficient washer and dryer
- Low VOC Sherwin Williams Paint
- Ferguson Water Sense Commodes
- Low-E Windows
- Upgraded flooring
- GE and Electrolux kitchen appliances
- Upgraded kitchen cabinets
- Upgraded kitchen countertops
- Contemporary exteriors
When it comes to amenities, the specific types will depend on which community you choose. Common features of Lennar communities include:
- Community playgrounds
- Parks
- Sports courses
- Picnic areas and barbeque pits
- Golf courses or ranges
- Pool Community center
- Walking paths
- Jogging trails and bike paths
- Water features
- Gated community
- Dog park
- Green areas
- Homeowner’s association (HOA) that takes care of community maintenance needs
Like other planned communities, living in a Lennar development can have many perks. Generally, there is less traffic because the whole community was designed simultaneously - including roads and public transportation. There is often gorgeous landscaping and fantastic amenities.
These communities are often incredibly convenient, with everything you need within an easy walk or drive. Larger communities may even have their own schools, which are typically excellent. There are usually events right in the community, plenty of commercial and retail districts nearby, and access to parks and nature trails.
What many people truly enjoy in living in this type of development is the sense of community that it brings. The streets are well-lit, and there are plenty of opportunities to get to know your neighbors at the community center, pool, or on the golf course. This can make a Lennar community feel more welcoming - although the trade-off is that you will lose some privacy in exchange for that sense of community.
There are some other drawbacks to living in a planned community. There are typically HOA fees, which may be higher in this type of development. You may also have to deal with a community development district (CCD), which means more rules about what you can and cannot do with your home.
The decision to live in a development or a master-planned community is ultimately a personal one. These neighborhoods and towns can offer a homeowner a lot of value and benefits. They often have specialty features, such as Lennar’s Active Adult communities. While it isn’t for everyone, living in a Lennar community can be fantastic.
