Riverview, Florida is one of the fastest-growing suburbs of Tampa Bay. Founded in 1885, its current population is just over 107,000. It is located in Hillsborough County, south of Brandon and southeast of Tampa.
The city of Riverview is a relatively young community, in terms of demographics. Just 10.4% of its residents are over the age of 65. It is also a diverse community, welcoming people of all races.
In the not-too-distant past, Riverview was considered a bit of a sleepy town. However, in the past decade, the population has soared as Tampa-area residents look for more affordable and serene places to live.
Rising home prices reflect Riverview’s increasing popularity - yet it remains one of the more affordable suburbs of Tampa. In 2022, the median sale price of a home in Riverview was $421,250 - up 22.1% since 2021. Average rent for a home in Riverview is $2,250 per month.
One reason why so many people are buying in Riverview is the great school system. Riverview is part of the Hillsborough County Public School District. Hillsborough Community College (HCC) also has a location at The Regent in Winthrop Village, along with WMU Cooley Law School.
Tampa Bay is just a short 12 mile commute from Riverview via US-301 and the Selmon Expressway. I-75 also runs along the west side of Riverview, which makes it easy to jump on the highway to visit Sarasota, Fort Myers, or even Miami.

Ashley Oaks
Located near the center of Riverview, Ashley Oaks offers a number of reasonably priced single family homes. It is close to I-75, shopping, restaurants, and the Brandon Town Center.
Ashley Oaks was founded in 1987, and most of its homes were built in that time period (late 1980s to early 1990s). These houses tend to have large oak trees and mature landscaping. Homeowners’ association dues are very reasonable, and include the use of a community pool. Many homes in Ashley Oaks have their own private pool with a screened lanai.
Given the moderately priced homes and community atmosphere, Ashley Oaks is a good place for families. Local schools include Riverview Elementary, Giunta Middle School, and Spoto High School.
Bloomingdale Hills
Bloomingdale Hills is located on the north side of Riverview, close to Brandon, Florida. It is close to great shopping at the Winthrop Town Centre, dining at Westfield Brandon Town Center, and nightlight options. It is also a short drive to the city of Tampa, with easy access to Highway 301, I-75, I-4, and the Crosstown Expressway.
Many homes in Bloomingdale Hills have views of the lake or conservation lands. In addition, the Bloomingdale Hills Park is a great place to exercise on the walking trail, play tennis, basketball or volleyball, or to picnic. This park also features a great playgroup. Other nearby attractions include the high-tech, solar-powered Riverview Branch Library.
Bloomingdale Hills is known for moderately-priced housing with low HOA fees. Schools in the area include Symmes Elementary, Giunta Middle, and Spoto High School.
Boyette
Boyette is an old farming community that merged with Riverview in 2010. This relatively small neighborhood of approximately 6.9 square miles is home to roughly 6,000 people. It includes the Boyette Springs neighborhood, a small community that was named for its natural springs and ponds.
Boyette may be best known for the Bell Creek Nature Preserve, a great place to hike, fish, and watch birds. It is also home to Boyette Springs Park, where you can play basketball or baseball, picnic, let the kids play at the playground, and partake in other fun family activities. Just a short drive away are a number of other parks, including Lithia Springs Park, Stephen J. Wortham Park, and Aldermans Ford Park.
This neighborhood is known for being safe and family-friendly. It has quality schools, including Stowers Elementary and Boyette Springs Elementary, plus a number of private schools just minutes away. The median price for a home in Boyette is $450,000, which is higher than Riverview as a whole.
Lake St. Charles
Lake St. Charles is - perhaps unsurprisingly - situated around a 70 acre scenic lake (named Lake St. Charles). It is a family and dog-friendly neighborhood, with its own residents-only dog park. This neighborhood also has a 10 acre passive recreation park, two playgrounds, swimming pools, lake activities, a hiking trail, and various courts and fields for sports.
Located just off I-75, Lake St. Charles is close to downtown Tampa and the Tampa International Airport. It is also a quick drive to some of the most beautiful beaches in Florida.
If you are interested in being close to nature - such as wetlands, ponds, and oaks - while still being near the shopping, dining, and nightlife of Tampa, then you can’t go wrong with Lake St. Charles. The median home price in the neighborhood is $435,750, which is higher than the price for homes in Riverview as a whole.
Magnolia Park
Magnolia Park is a gated community in Riverview that offers townhomes, village homes, and single family houses. Schools include Frost and Lamb Elementary, Giunta Middle, and Spoto High Schools.
Magnolia Park is located close to a number of great shopping areas, including Madison Square, Progress Village Shopping Center, and Pavillion Crossing. It is also close to McKay Bay Nature Park, Ybor City Museum State Park, Eureka Springs Park, and the Florida Aquarium. It is close to Southeast Tampa and the various attractions of Tampa Bay.
Oak Creek
Located just off I-75, Oak Creek was founded in 2002. It features both attached homes (condos and townhouses) as well as single family homes. Part of the Hillsborough County School District, residents of Oak Creek send their kids to Ippolito Elementary, Giunta Middle or Spoto High School, or one of the private schools in the area.
Oak Creek has a prime location that is convenient to MacDill Air Force Base, local airports, and Tampa Bay. It is considered family-friendly, which makes it a great place to raise kids.
